This is a time-sensitive listing so I am posting it sooner with fewer details instead of waiting for me to compile everything and will update this listing as I can add more information. This tiny house listing must have a serious buyer intent on closing this transaction on or before the beginning of June, 2022. If you have any interest in this tiny house and you’re able to finalize a deal within this timeline, feel free to bookmark this post and review it again as more information gets added. If you just have a general interest in tiny houses, I’d be happy to chat with you but I can’t do tours or anything like that. This is an 8 foot by 21 foot tiny house built on an 8 foot by 24 foot Kaufman trailer. This trailer was purchased new from Kaufman in 2014 and the tiny house was built on it over the course of 2014. My uncle who is a home builder in New York state came down for a long weekend and my family helped him construct the exterior walls, secure them to the trailer, sheathing, construct the interior loft, and apply an exterior moisture barrier. Over the course of the year a roofer came in to apply the shingle roof and we worked with a handyman to run electrical, plumbing, insulation, construct the interior walls, stairs, exterior vinyl siding with foam insulation, and more. This tiny house was constructed when there was a lot of gray area about whether a tiny house was a trailer, a mobile home, a RV, etc. This tiny house was constructed before RVIA certification for tiny houses was a realistic option, and therefore will probably not pass any current RVIA certification process. The trailer is titled as a trailer with the DMV. 2x4 exterior wall construction foam insulated exterior vinyl siding, shingle roof 50 amp electrical panel inside the tiny house connected to a RV hookup fresh water connection via propane on-demand water heater insulated with Roxul rockwool batts unknown overall weight buyer must have a way to move the tiny house
