Custom designed and built by licensed general contractor. Built to IBC, NEC, ANSI A119.5 (Park Model) and NFPA 70 Article 552 codes as applicable to subsystems. Currently used as a short-term bed and breakfast rental called "Otter Pond".
Custom drop axle, square tube, 18700lb GVWR chassis built by TNT Trailers Rochester WA with 16” OC steel floor joists. 32.5’L x 10’ wide (OAW is 13 feet with eaves). Height from ground to top of vent stack is just under 14 feet.
- 310 sf main floor with 150 sf loft.
- Standing seam metal roof.
- Enclosed vented soffits with vented rafters.
- Siding/trim/fascia stained and sealed with Sikkens/PPG lifetime products.
- Modular and removable front porch and rear deck/steps.
- Interior is premium grade tight knot white pine tongue & groove paneling with three coats of Varathane transparent satin polycrylic.
- Cedar trim on interior doors and bedroom and loft windows.
- Luxury vinyl plank (LVP) main floor with premium carpet and pad in loft.
- Gas range, gas dryer hookup and direct-vent freestanding gas fireplace (Heat-N-Glow Tiara 1B).
- Recessed LED and custom lighting throughout.
- Custom maple soft-close cabinets (no particle board) and quartz counters.
Bathroom has custom cabinets and granite counters that match kitchen, shiplap walls, vessel sink, 36” glass walled rainfall corner shower with custom wood look surround, standard residential toilet, and hookups for washer dryer hookups.
Downstairs bedroom has full bed and barn door closet.
Loft has king mattress, lounge area with chairs and custom railing with balusters made from branches cut and stripped by beavers.
- 28” stainless fridge with icemaker, 24” 4 burner propane range.
- 240V 100 Amp panel with 50 AMP RV power cord.
- 4500 watt 50 gal hot water heater.
- Pre-wired for mini-split but currently has an 8kBTU window A/C.
- RV style water and sewer hookup.
