Description: We are selling our high-quality, weather-sealed Tiny House shell due to a change in plans. This project is built on the industry-leading Vlemmix TH780 double-axle trailer (3500kg GVW). The structure is over-engineered for road travel and northern climates. It has been successfully road-tested at 80 km/h on the highway with excellent stability. The house is currently stored correctly on a drained gravel foundation, supported by 4 heavy-duty bolted jack stands and extra supports under the axles to protect the suspension. Technical Specifications: Interior Dimensions: Approx. 740 cm x 215 cm. Ceiling Height: 290 cm – 330 cm (providing a spacious, airy feel). Floor Build-up: Custom metal floor on trailer, 100mm XPS insulation, vapor barrier, and OSB. Ready for optional underfloor heating. Walls & Roof: Heavy-duty framing (120mm walls / 170mm ceiling). Exterior features metal sheathing, air gap, windpaper (breather membrane), and vapor barrier already installed. Blank Canvas: The exterior metal is intact (except for the 2.7m x 2.2m entrance), allowing you to cut window openings exactly where you want them. Framing is pre-prepped for window sizes: 12x12, 12x8, and 10x5. What’s Included: High-quality laminate flooring for the entire house. Extra 20mm insulation (intended as a final thermal break layer). Professionally installed rain gutters. Documentation: Original German registration papers (Teil I & II) and CoC (Certificate of Conformity) included. Easy to register in Sweden or return to Germany. Condition: The shell is sold without electrical or plumbing installed, giving you total freedom over the interior layout. Walls are left open internally to allow for easy installation of utilities and to allow inspection of the reinforced structural framing (steel-angled joints) before finishing. (Note: The 10 packs of 100mm XPS required to finish the wall/ceiling cavities are not included due to local supply shortages.
