Perfect blank canvas for creating your ideal getaway cottage or small home. This was stick-built on my property to be used as a small woodworking business. After quickly outgrowing the space for the business, I would like to offer it up for sale. Construction details below: Overall dimensions: 16’ wide x 32’ long, 465 sq. ft of usable interior space. Foundation: Was built on (15) 6x6 Pressure-treated posts. Can easily be cut for the building to be moved to your location. Floor framing: 2x10’s on 16” centers with Advantec subfloor glued & screwed down. Wall framing: 2x4’s on 16” centers Roof framing: 2x6 rafters on 16” centers Additional hurricane ties were used throughout the framing process. Insulation: Walls are R-15, ceiling is R-30. Roofing: GAF 30-yr shingles. Windows: Andersen vinyl-clad exterior. Exterior finish: James Hardie fiber-cement products used for all siding & trim. Electrical: 100-amp service panel in place. An abundance of 110V outlets and 3 240V outlets in place. Very simple disconnect from public power source. HVAC: Thru-wall unit that provided both heating and cooling. Only used for the 6 months that woodshop was in operation. Other information: 1) All municipal building/electrical/insulation permits were utilized during the construction process. 2) Structure is 2 ½ years old. Was used for approx. 6 months as a woodshop and is now used as a storage outbuilding. 3) Interior has drywall finish on all surfaces with first coat of spackling compound. Front & side walls have extra thickness for soundproofing purposes. Noise from machinery being used was not recognizable outside of the structure. 4) Interior ceiling is cathedral style for a nice open feeling. There are open storage lofts on each end of the structure that are approx. 8’ deep. 5) Structure can easily be moved by qualified individuals using a crane and flatbed trailer truck.
